        HOW DO YOU OBTAIN THE MOST APPROPRIATE HOME FINANCING AT THE BEST INTEREST RATE?

 

Are you intimidated by the process of obtaining home financing?  Are you confused with all the loan programs and jargon?  With so many home financing programs, interest rates and fees available, it痴 easy to become confused and uncertain as to whether you're getting the best home financing to meet your needs.  At FCS, we help you choose the home financing program that痴 right for you, regardless of the complexity of your needs. 

STEP 1:

  • We start by asking you a lot of questions about your short- and long-range financing goals, whether you have any high interest rate debts you wish to pay off, if you need additional funds for other uses, and your credit history.  Armed with this information and your credit score, we値l work to identify the lender, from among FCS' vast network, who can provide the most appropriate program with the lowest interest rate and fees.

STEP 2:

  • With numerous lenders and hundreds of programs to choose from, FCS can handle almost any financing scenario from conforming to credit challenged.  FCS works with loan programs that have different levels of documentation that we guide you through including:

 STEP 3:

  • Most of our lenders provide us with written pre-approvals within minutes. Once we receive the pre-approval, FCS will quickly advise you the documentation we値l need, and order the Appraisal and Title Commitment.  We will then prepare the loan package and send it to the lender.  FCS will track interest rates and call to advise you when it痴 the appropriate time to lock the rate.  Typically, the entire process takes four weeks, but we can speed it up if time is short.

OUR LOAN PROCESS

  • We値l complete a standard Residential Loan Application either in person or by telephone.
  • The formal Application and Disclosures will be prepared and presented to you for your signature.
  • Many of our lenders have web sites that we can electronically send your Application so we can receive your pre-approval in the matter of minutes.
  • Once we receive the pre-approval, we値l tell you what documentation you値l need and we値l order the Appraisal and Title Commitment. 
  • We'll prepare your loan package and promptly send it to the lender.
  • We値l follow up for the completion of the Appraisal and Title Commitment.
  • We keep track of current interest rates and will call you when we think it痴 the appropriate time to lock your rate.
  • We値l also let you know if the lender needs any additional documentation.
